House Rules
Dear Guest,
Welcome to the Schulz Hotel. I’ve just returned from a trip to Borneo. There, in the jungle, up to 50 families live under one roof in traditional longhouses. To ensure everyone is happy, the people are considerate of one another.
It’s much the same here at the Schulz Hotel. We make sure that every guest can enjoy their stay—so please take a look at the following points.

Check-in/Check-out
On the day of arrival, you can check into your room as follows:
• School groups/groups from 4:00 PM
• Adult groups and individual guests from 3:30 PM
Earlier check-in is subject to availability and cannot be guaranteed.
On the day of departure, the following check-out times apply:
• School groups/groups by 9:00 AM; accompanying adults may check out by 10:00 AM
• Adult groups and individual guests by 11:00 AM
You are welcome to request a late check-out in advance. If we approve it, you can stay in your room until 2:00 p.m. for a fee of 25 euros per room. This service is also subject to availability and cannot be guaranteed.
Key Card Each room is provided with at least one key card, which you can use to unlock your room. Please return the card to the front desk when you check out. If you lose it, please let us know immediately so that no one gains unauthorized access. Unfortunately, we must charge a fee of 5 euros for lost key cards.
Luggage Storage
Lockers are available in our luggage storage area for you to store your luggage. You can use these both before check-in and after check-out. Please note that there is a fee for using our lockers.
Groups of 20 or more people can store their luggage free of charge in lockable luggage cages on the day of arrival. Unfortunately, we cannot accept any liability for this.
Lockers at the
Valuables can be stored in lockers in the shared rooms. Locks can be purchased from the snack machine across from the elevator. Additional lockers are located in the lobby next to the front desk. You can obtain a key for these at the front desk. We cannot accept any liability for valuables.
Towels Adult groups, individual guests, and chaperones accompanying school groups staying in single or double rooms are provided with towels—these are already included in the room rate. Group participants staying in shared rooms may rent towels for a fee upon request. Towels will be replaced during your stay upon request.
Meals
Breakfast is included in the price for every school group booking. A specific breakfast time slot is assigned to each group upon arrival—please feel free to let us know your preferred times in advance. Changes can be made flexibly on-site at the front desk.
At the all-you-can-eat buffet, you can eat as much as you like. Please note, however: Taking food and drinks with you is only permitted with the hotel’s express permission.
You can order a packed lunch in advance for when you’re on the go. It includes a sandwich you make yourself, a drink, a piece of fruit, a sweet bar, and a salty snack. You can pick it up in the breakfast room on the day of your trip.
With our half-board option, you’ll enjoy a varied buffet in the evening in the form of a 2-course meal consisting of an appetizer, main course, and a drink. Simple, versatile, and without the hassle of searching for a restaurant. Vegetarian dishes are, of course, part of the menu, and we’re happy to accommodate food intolerances.
You can easily add half-board up to 14 days before arrival. Our themed evenings, such as the popular “Mexican Friday,” provide even more variety.
The dining area is self-service. Please return your used dishes and dispose of your trash at the clearing station afterward.
The guest kitchen is available for you to use if you wish to store or prepare your own food. You can store your food in the provided refrigerator—please label it with your room number, name, and date. Our team checks regularly and disposes of unlabeled food. We assume no liability for food you bring with you.
Smoking, Alcohol, Illegal Drugs, and Weapons
Alcoholic beverages may not be brought into the hotel.
The serving and consumption of alcoholic beverages in the hotel’s dining areas are subject to the Youth Protection Act. For groups, the instructions of the chaperones also apply.
For youth groups of 20 or more people staying in shared rooms or school classes, wristbands may be distributed upon arrival in consultation with the group leaders. The wristbands identify groups that are not permitted to consume alcohol and must be worn throughout the entire stay.
Smoking is strictly prohibited throughout the entire hotel. Failure to comply will result in a fine of 300 euros. The same applies to tampering with smoke detectors and the unauthorized opening of emergency doors. If failure to comply results in additional costs due to a fire department response or damage to hotel property, the hotel may charge you for these costs.
It is strictly prohibited to bring illegal drugs and weapons into the hotel. In such cases, we may issue an order to leave the premises and will in any case notify the relevant authorities.
Quiet Hours at
Out of consideration for other guests, quiet hours begin at 10 p.m. Please avoid making noise in the rooms, hallways, and outdoor areas, and close doors quietly. Be respectful toward other guests, local residents, and the hotel staff. Failure to observe quiet hours may result in immediate removal from the premises.
Our staff are on duty around the clock. Patrols are conducted at night. The entrances are locked at night, but you can open them with your key card.
Dress Code
All visitors and guests are required to dress appropriately. This includes wearing a top, pants or skirt, and shoes. Visitors over the age of 12 are not permitted to wear costumes or masks (except for medical reasons). Schulz Hotels reserves the right, at its sole discretion and at any time, to remove from the hotel or impose a penalty fee of 300 EUR on individuals who dress in a manner that may offend other visitors.
Visitors
Guests who have not booked a room at the hotel may only enter the guest rooms after registering at the front desk. After 10 p.m., visitors are permitted to remain only in the public areas on the ground floor.
The hotel reserves the right to deny access in individual cases.
Elevator Please observe the maximum weight limit for the elevators. If damage occurs due to improper use, you will be responsible for covering the costs on-site. The hotel cannot be held liable in such cases.
What to Do in an Emergency
Emergency exits and fire escapes may only be used in an emergency.
In the event of a fire alarm, a loud signal will sound. Please leave the hotel as quickly as possible and do not go to your room. Elevators must not be used—instead, use the stairs and emergency exits, which are clearly marked.
Please proceed to our emergency assembly point, located on the green area between the East Side Gallery wall and the Spree; access is via the opening in the wall next to the hotel. Evacuation plans are posted at locations designated by the fire department, at the front desk, on room doors, and in the hallways.
Cleanliness
Please do not flush toiletries or other items down the toilet—nobody likes clogged toilets. That’s what the hygiene bags and bins are for. Please leave your room tidy. In cases of severe soiling, we reserve the right to charge a cleaning fee.
The following also applies to groups of 20 or more people/school classes: On the day of departure, trash must be disposed of in the appropriate bins (large trash bags are available at the front desk) and the beds must be stripped (pillowcases, duvet covers, sheets). A group representative will handle the room inspection with the staff.
Damages and Security Deposit
You are liable for any damage to the property caused by negligence, gross soiling, or costs incurred due to fire department or emergency medical services called out as a result of your actions. If no individual within a group can be identified as responsible for the damage, the entire group is jointly and severally liable. The hotel may require a security deposit of up to 500 euros upon arrival or during your stay. The deposit will be refunded upon departure if no damage has occurred. If the amount of the damage exceeds the deposit, the amount must be paid directly on site or may be billed retroactively by the hotel or involved third parties.
Damage to the rooms that is not your fault should also be reported to the hotel staff immediately so that you are not held liable for the damage. Furniture and fixtures (chairs, blankets, etc.) may not be removed from the rooms.
Miscellaneous
For hygiene reasons, guests are not permitted to enter dining areas without shoes or while wearing nightwear. Pets are not allowed in the dining areas.
For safety reasons, some windows can only be opened to a limited extent. Guests are not permitted to throw objects out of the windows or shout out of the windows.
The hotel’s public areas are monitored by video surveillance for security reasons.
Commercial Filming and Photography
Commercial filming and photography are permitted throughout the hotel and on the hotel grounds only with the written permission of the hotel management.
Terms and Conditions The hotel’s Terms and Conditions also apply. You can find them on our website or request a copy at the front desk.
In the event of serious violations of the house rules, the Terms and Conditions, or the instructions of hotel staff, we reserve the right to ask you to leave the premises. In such cases, any payments already made will not be refunded.
